Tea Tree Gully Council Rates Pensioner

Pensioner Rates Help in Tea Tree Gully

The City of Tea Tree Gully stretches across Adelaide's north-eastern suburbs — Modbury, Golden Grove, Greenwith, Fairview Park and up into the foothills. It's one of the larger metropolitan councils, and a significant share of its ratepayer base is on fixed incomes.

Tea Tree Gully does not offer its own direct pensioner rebate. Your rates help comes from the state ConcessionsSA package and the statutory Seniors Rates Postponement, supplemented by the council's hardship policies.

State Concessions

Through ConcessionsSA, eligible cardholders in Tea Tree Gully can claim:

  • Cost of Living Concession: $270.60 paid to your bank account (August–December)
  • Energy bill concession: up to $291.27 a year, usually credited to your electricity bill
  • Water and sewerage concession: water $304.12 to $484.80; sewerage up to $228.12 for homeowner-occupiers
  • ESL remission: up to $46

Apply at sa.gov.au/concessions by 31 December. These are state-funded programs that work the same way in every SA council area. The COLC is a bank transfer, not a rates notice credit.

Seniors Rates Postponement

SA Seniors Card holders who own their Tea Tree Gully home can postpone all rates above $500 per year under Section 182A of the Local Government Act. The council must grant this — it's not discretionary.

The foothills suburbs in the Tea Tree Gully area often carry higher capital values and correspondingly higher rates than the western metropolitan councils. For a homeowner whose annual rates sit at $2,000 to $3,000, the postponement shelters a substantial portion of the bill.

Postponed rates accrue compound interest at the statutory prescribed rate and remain on the property title. Apply to Tea Tree Gully's rates team with your SA Seniors Card and proof of ownership.

Hardship Relief

Tea Tree Gully operates a Section 182 hardship policy for ratepayers in financial difficulty. This is available to all ratepayers, not just pensioners. You can apply for flexible payment arrangements, and the council may consider interest waivers on overdue amounts.

If you're facing significant financial stress, the National Debt Helpline (1800 007 007) provides free counselling. An accredited financial counsellor can also negotiate with the council's rates department on your behalf.

What to Check First

If your Tea Tree Gully rates have increased sharply, check whether the capital valuation on your rates notice is accurate. The Office of the Valuer-General values every SA property annually, and foothills properties with views or larger blocks can be revalued upward significantly. You have 60 days from your first rates notice to lodge a free objection.

For a complete guide to claiming every available concession, navigating postponement and lodging valuation objections, see our Council Rates Help for Pensioners in South Australia guide.
