Lunenburg Property Tax Rebate for Low-Income Homeowners

MODL's Tiered Property Tax Rebate

The Municipality of the District of Lunenburg (MODL) runs a Low-Income Property Tax Rebate that offers direct tax relief to homeowners based on combined household income. Unlike the provincial rebate, MODL's program doesn't require you to be 65 or receiving the Guaranteed Income Supplement — it's available to low-income homeowners of any age.

The program uses a tiered income structure:

  • Under $31,700: Maximum rebate of $700
  • $31,701 to $46,400: Maximum rebate of $490
  • $46,401 to $61,860: Maximum rebate of $280

These amounts are applied as credits against your municipal property tax bill. The property must be your primary residence, and you apply annually through the MODL tax office with proof of combined household income.

How It Stacks With the Provincial Seniors Rebate

If you're a senior in Lunenburg who receives GIS, you can potentially access both the MODL municipal rebate and the provincial Property Tax Rebate for Seniors. They're administered by different levels of government and operate independently.

The stacking works like this: the MODL rebate reduces your actual tax bill first. Then the provincial rebate calculates 50% of the net eligible residential taxes you paid, up to $800. Because the municipal credit lowers what you paid, the provincial rebate amount may be smaller — but the combined savings from both programs will exceed what either provides alone.

For example, if your eligible residential property taxes are $1,800 and MODL grants a $700 rebate, you pay $1,100 in net taxes. The provincial rebate then covers 50% of $1,100 = $550. Your total relief: $1,250 on a $1,800 bill.

Lunenburg Is an Electronic Data-Sharing Municipality

MODL is one of the municipalities that exchanges tax payment data electronically with Service Nova Scotia. This means when you apply for the provincial Property Tax Rebate for Seniors, you don't need to attach paper tax receipts or request a Municipal Property Tax Sheet — Service Nova Scotia can verify your tax payment status directly.

This simplifies the application process, especially for seniors who might otherwise struggle to obtain the right documentation.

Applying for the MODL Rebate

Contact the Municipality of the District of Lunenburg tax office to request an application form. You'll need proof of combined household income for all adults living at the property — typically CRA Notices of Assessment. Submit the completed application before the municipal deadline.

Because municipal deadlines can differ from the provincial December 31 cutoff, confirm the current year's deadline directly with MODL when you request the form.
