$0 Nova Scotia Seniors Tax Rebate Application Checklist

How to Apply for the Nova Scotia Property Tax Rebate for Seniors

Before You Start: Get These Documents Ready

The single biggest reason applications stall is missing paperwork. Service Nova Scotia will not process an incomplete submission — they send a letter requesting the missing piece, and processing pauses until they receive it. Standard processing takes 8 to 10 weeks from receipt of a complete application.

Gather these before you open the form:

  • Social Insurance Numbers and dates of birth for you and your spouse or common-law partner
  • Assessment Account Number (AAN) — printed on your annual PVSC assessment notice and your municipal tax bill
  • Civic address of your principal residence
  • Proof your 2025 municipal property taxes are paid in full — either a paid tax receipt from your municipality or, if your municipality does not exchange data electronically with the province, a completed Municipal Property Tax Sheet from your local tax office

Municipalities that transmit tax data directly to Service Nova Scotia include Halifax, Cape Breton, Kings, Lunenburg, Colchester, Argyle, Barrington, Clare, Digby, East Hants, Shelburne, Yarmouth, Queens, Annapolis, Antigonish, Pictou, and Richmond. If your municipality is on this list, you may not need a paper receipt — but having one as backup never hurts.

Three Ways to Submit

Online. The Nova Scotia Government portal at beta.novascotia.ca hosts the application. This is the fastest channel — no mailing delays, and you get confirmation that your submission went through.

By mail. Send the completed form and documents to: Property Tax Rebate for Seniors, PO Box 283, CRO, Halifax, NS B3J 2N7. Your application must be postmarked by December 31.

In person. Walk into any Access Nova Scotia Service Centre. Staff can help you fill in the form on the spot if you bring your documents.

Filling Out the Form: Section by Section

The official application is straightforward, but two parts trip people up:

Section 4 — Information sharing consent. Signing this authorizes Service Nova Scotia to confirm your tax account with your municipality, verify GIS status with Service Canada, and release CRA direct deposit details. It also triggers automatic pre-filled renewal forms in future years. Review the consent before signing.

The HARP checkbox. The form includes an opt-in for the Heating Assistance Rebate Program. Selecting it enrolls seniors who qualify for HARP; confirm HARP's eligibility requirements with Service Nova Scotia.

What Happens After You Submit

Service Nova Scotia verifies your GIS entitlement through a data match with Service Canada, confirms your municipal tax payment status, and calculates the rebate (50% of your eligible residential taxes, capped at $800, minimum $15).

Standard processing takes 8 to 10 weeks from receipt of a complete application. If everything checks out, you receive payment by cheque or direct deposit (if your CRA direct deposit is set up and you consented to information sharing).

If your application is denied, you will receive a written notice explaining why. You have 30 days from receiving the denial notice to submit a written Request for Reconsideration with supporting documents — such as updated proof of GIS status or a corrected tax receipt.

Common Mistakes That Delay Processing

  • Submitting without paying the full municipal tax bill first — partial payments disqualify you
  • Forgetting the Municipal Property Tax Sheet when your municipality does not share data electronically
  • Not signing the information-sharing consent, which forces manual verification
  • Missing the December 31 application deadline
