Nova Scotia Property Tax Rebate Renewal: How the Annual Process Works
The Rebate Doesn't Roll Over Automatically
Even if you received the Property Tax Rebate for Seniors last year, you must reapply every year. There is no automatic rollover. Miss the December 31 deadline and you lose that year's rebate entirely — there's no backdating for missed application windows.
The good news: if you applied previously and signed the information-sharing consent (Section 4 of the form), Service Nova Scotia mails you a pre-filled renewal application each summer. It arrives with your previous details already populated, so the annual process is mostly about reviewing, updating, and signing.
What Arrives in the Mail and What to Do With It
Around June or July, past recipients get a pre-filled renewal form. It shows the information Service Nova Scotia has on file: your name, address, Assessment Account Number, and spouse/partner details.
Here's what to check before signing:
Verify your address hasn't changed. If you moved during the year, the rebate applies only to the property that was your principal residence during the tax year in question. A new address means a new Assessment Account Number and new tax receipts.
Confirm your GIS status. Applicants aged 65 or older qualify through receiving or being eligible for GIS; applicants aged 60 to 64 qualify through receiving or being eligible for the Allowance or Survivor's Allowance. If GIS no longer appears on your payment, confirm whether you remain eligible or qualify through an applicable Allowance before assuming you no longer qualify.
Update spouse/partner information. If your marital status changed — a spouse passed away, you separated, or you have a new partner — the form needs updating.
Attach current tax receipts if required. If your municipality doesn't exchange data electronically with Service Nova Scotia, you'll need to attach the current year's paid tax receipts or request a Municipal Property Tax Sheet from your local tax office.
The HARP Opt-In Checkbox
The renewal form includes the same Section 3 opt-in for the Heating Assistance Rebate Program (HARP). If you checked "Yes" last year, review Section 3 and confirm your current choice before signing. The form supports HARP opt-in for qualifying applicants; check current eligibility and benefit amounts with Service Nova Scotia.

Key Dates for the Renewal Cycle
- January: PVSC assessment notices arrive. Check your capped vs. market value.
- Before you apply: Pay all eligible municipal residential property taxes in full and confirm the account has a zero balance. Municipal payment due dates vary.
- Summer: Pre-filled renewal form arrives by mail.
- July 1: Application window opens.
- December 31: Hard deadline. Mailed applications must be postmarked by this date.
- 8–10 weeks after receipt of a complete application: Standard processing window for the rebate payment.
When the Renewal Form Doesn't Arrive
If you applied last year but haven't received a renewal form during the summer, don't wait. You can download a fresh application from the Nova Scotia Government portal, request one by calling Access Nova Scotia, or pick one up at any Access Nova Scotia Service Centre. The form is identical whether it's pre-filled or blank — the pre-filled version just saves you time.
Not receiving a renewal form doesn't mean you've been disqualified. It can happen because of mail delays, an address error, or a gap in the consent data. Apply fresh and the system picks you up again.
