Council Tax Bands and Rates in Central Bedfordshire 2026
How Council Tax Bands Work
Every residential property in England is assigned a council tax band from A (lowest) to H (highest) based on what the property would have been worth on 1 April 1991. The Valuation Office Agency (VOA) — an arm of HMRC — sets these bands, not Central Bedfordshire Council itself. The council then charges each band a different annual rate.
Band D is the reference point. All other bands are expressed as a fraction of the Band D charge. Band A pays two-thirds of Band D; Band H pays twice Band D. The fractions are fixed nationally:
| Band | 1991 Valuation Range | Fraction of Band D |
|---|---|---|
| A | Up to £40,000 | 6/9 (67%) |
| B | £40,001 – £52,000 | 7/9 (78%) |
| C | £52,001 – £68,000 | 8/9 (89%) |
| D | £68,001 – £88,000 | 9/9 (100%) |
| E | £88,001 – £120,000 | 11/9 (122%) |
| F | £120,001 – £160,000 | 13/9 (144%) |
| G | £160,001 – £320,000 | 15/9 (167%) |
| H | Over £320,000 | 18/9 (200%) |
Your annual charge is the sum of Central Bedfordshire Council's own precept plus the precepts from Bedfordshire Police, Fire and Rescue, and your local town or parish council. That's why two Band D properties in different parishes within Central Bedfordshire can have different total bills.
How to Check Your Council Tax Band
The quickest way is the VOA's online lookup at gov.uk/council-tax-bands. Enter your postcode, find your property, and the band is shown immediately. This is the official record — it overrides anything on a letting agent's listing or an estate agent's particulars.
Your annual council tax bill also shows your band at the top. If you've lost the bill, log into your My Account at centralbedfordshire.gov.uk to view your current balance and band.
When a Band Challenge Makes Sense
If you believe your property is in a band that's too high for its 1991 value, you can ask the VOA to review it. This is completely free — you don't need to pay a claims company.
There are specific situations where a challenge is worth considering:
- Your property has been physically altered in a way that reduces its value (converted from a house to flats, had an extension removed, lost part of its land)
- Similar properties nearby are in a lower band — you can check neighbouring properties on the same VOA lookup tool
- You're a new occupant moving into a property for the first time and believe the band is wrong
- There's been a material change in your area that reduced property values (major road built next to your home, flooding issues)
Be aware of the risk: the VOA can raise your band as well as lower it, and they can also review neighbouring properties. A challenge isn't a one-way bet.
To challenge, contact the VOA directly at gov.uk/challenge-council-tax-band. The council itself cannot change your band — only the VOA has that authority.

Your Band and Council Tax Reduction
Your council tax band determines the gross annual charge, which is the starting point for any Council Tax Reduction calculation. Central Bedfordshire's CTR scheme can reduce your bill by up to 75% if you're on a low income, but the 75% is applied to the net figure after other discounts (like the 25% Single Person Discount).
A lower band means a lower gross charge, which means a lower minimum contribution even at the 75% maximum CTR rate. For working-age residents on the lowest incomes, the mandatory 25% contribution on a Band A property is significantly less than on a Band D or above.
If you're paying more council tax than you can afford, checking your band is the right first step — but applying for Council Tax Reduction is usually the bigger win. Our Central Bedfordshire Council Tax Reduction guide covers both the income-banded CTR scheme and the full discount stacking order, with worked examples for each band.
