How to Challenge Your Council Tax Band in Walsall
If you believe your property in Walsall is in the wrong council tax band, you can challenge it — and the process is entirely free. Every pound difference in your annual bill compounds year after year, so getting the band right is one of the most impactful things you can do for your household budget.
When a Challenge Makes Sense
A band challenge is worth considering if:
- Comparable properties on your street or in your immediate area are in a lower band
- Your property has been physically reduced in size (a conversion, demolition of an extension) since it was last valued
- There is a factual error in the VOA's records (wrong floor area, wrong property type)
- You have recently moved in and believe the band was set incorrectly
The most common successful challenges involve direct comparisons with nearby similar properties. If three identical semi-detached houses on your street are in Band A and yours is in Band B, that is strong evidence of an error.
The Process Step by Step
Step 1: Check your band and your neighbours' bands. The VOA publishes every property's council tax band on its website. Search by postcode and compare your property against similar ones nearby.
Step 2: Contact the VOA informally. Call the VOA on 03000 501 501 or use the online contact form. Explain why you think the band is wrong and provide your comparables. The VOA may agree and reclassify without a formal process.
Step 3: Make a formal proposal (if the VOA disagrees). If the informal check does not resolve it, you can submit a formal proposal to the VOA. They will investigate and either agree to change the band or issue a decision maintaining it.
Step 4: Appeal to the Valuation Tribunal. If the VOA maintains the band after your formal proposal, you can appeal to the Valuation Tribunal for England (VTE) at no cost. The VTE is independent of both the VOA and Walsall Council.
The entire process, from informal check to tribunal hearing, can take several months. There is no fee at any stage.
The Risk of Going Up
This is the part most guides gloss over. When you challenge your band, the VOA reviews the property on its merits. If the evidence shows your property should actually be in a higher band, they can — and sometimes do — reclassify upward. You cannot withdraw the challenge to avoid this outcome once the formal process has started.
Before challenging, check your comparables thoroughly. If most similar properties nearby are in your current band or higher, a challenge could backfire.

Commercial Band-Challenge Firms
Several companies offer to challenge your band for a percentage of any refund — typically 30–40% plus VAT. They use the same VOA process that is free to anyone. The official route costs nothing and requires no specialist knowledge beyond gathering comparable properties.
If you are comfortable writing a short letter and looking up neighbouring bands online, there is no reason to pay a firm. If you prefer someone else to handle it, just know the fee comes out of any refund you receive.
How a Successful Challenge Affects Your Bill
If the VOA agrees to reduce your band, the change is backdated to when you became liable for the property (typically when you moved in). Walsall Council recalculates your bills for every year at the lower band and credits the difference to your account. You can request a cash refund of the overpayment.
A lower band also reduces your ongoing liability, which means a lower base figure for Council Tax Reduction calculations and a lower 25% minimum payment under Walsall's working-age CTR scheme.
Our Walsall Council Tax Reduction guide explains how band changes interact with CTR awards and includes the income-band tables for every household type, so you can calculate exactly what a lower band would mean for your net monthly payment.
