Sheffield Council Tax Bands 2026/27

How Sheffield Council Tax Bands Work

Every residential property in Sheffield is assigned a council tax band (A through H) by the Valuation Office Agency (VOA), based on what the property would have sold for on 1 April 1991. That 1991 valuation still determines your band today — it hasn't been updated since the system was introduced in 1993.

Around 58% of Sheffield's residential properties sit in Band A, the lowest band. This is significantly higher than the national average, reflecting Sheffield's housing stock and historical property values.

Your band determines your base annual council tax charge before any discounts, exemptions, or Council Tax Support are applied. The charge is set each year by Sheffield City Council's Full Council meeting, which approved the 2026/27 rates on 4 March 2026.

Sheffield Council Tax Charges by Band (2026/27)

Each band's charge is expressed as a proportion of the Band D rate. Band A pays two-thirds of Band D; Band H pays twice Band D. The proportions are fixed by law — only the Band D amount changes year to year.

Band 1991 Property Value Proportion of Band D Non-parish annual charge
A Up to £40,000 6/9 (67%) £1,670.22
B £40,001 – £52,000 7/9 (78%) £1,948.59
C £52,001 – £68,000 8/9 (89%) £2,226.95
D £68,001 – £88,000 9/9 (100%) £2,505.32
E £88,001 – £120,000 11/9 (122%) £3,062.06
F £120,001 – £160,000 13/9 (144%) £3,618.79
G £160,001 – £320,000 15/9 (167%) £4,175.54
H Over £320,000 18/9 (200%) £5,010.65

These 2026/27 charges are for non-parish areas. The total combines the council's own precept, the South Yorkshire Police precept, and the South Yorkshire Fire and Rescue precept. Bradfield, Ecclesfield, and Stocksbridge also add a parish or town council precept. Check your annual bill for the full breakdown.

Why Your Band Matters for Council Tax Support

If you claim Council Tax Support (CTS) in Sheffield, the working-age scheme caps support at 77% of your net council tax liability. The lower your band, the lower your base charge — and the lower your 23% minimum payment.

For a Band A property with a Single Person Discount, the mandatory 23% minimum payment is considerably less than for a Band D property. This is one reason why Band A households in Sheffield may find the remaining bill manageable even with the 77% cap, while higher-band households face a steeper out-of-pocket cost.

Challenging Your Council Tax Band

If you believe your property is in the wrong band — perhaps because similar properties in your street are banded lower — you can challenge it directly with the VOA at no cost. There is no fee and you don't need to hire a company to do it for you.

You can make a formal proposal if:

  • You've been paying Council Tax on the property for less than 6 months
  • The VOA changed the property's band in the last 6 months
  • There's been a physical change to the property or local area that affects its value

If you've been paying Council Tax for more than 6 months and believe the band is wrong, you can ask the VOA for an informal review and provide evidence.

Submit your proposal through GOV.UK's council tax valuation list service. The VOA will review the evidence and may confirm, reduce, or increase your band. Be aware that a challenge can result in a higher band if the VOA determines the current one is too low.

A successful reduction means a lower bill going forward — and potentially a refund for previous overpayments. The council will revise your bill and pay any refund due.

Disabled Band Reduction Scheme

If someone in your household is substantially disabled and needs extra space (an extra room, a downstairs bathroom, or significant space for a wheelchair), you may qualify for the Disabled Band Reduction Scheme. This reduces your charge to the next band down — a Band C property would pay the Band B rate, for example.

The reduction applies regardless of income and is separate from Council Tax Support. If you qualify for both, the disabled reduction is applied first, then CTS is calculated on the reduced charge.

Apply through Sheffield City Council. You'll need evidence from a healthcare professional confirming the disability and how the property is adapted or used.

The Sheffield Council Tax Reduction guide explains how bands interact with discounts, CTS, and the hardship fund to determine your final monthly payment.
