Manitoba Seniors Property Tax Credit — What's Available in 2026
The Two Credits Every Manitoba Senior Should Know About
Manitoba offers two provincial credits that specifically reduce property tax costs for senior homeowners: the Homeowners Affordability Tax Credit (HATC) and the Seniors School Tax Rebate (SSTR). Together, they can eliminate most or all of the school tax portion of your property tax bill.
The HATC is available to all qualifying homeowners, not just seniors, and covers up to $1,600 in school taxes for 2026. The SSTR is an additional $235 available only to households where at least one owner or spouse is 65 or older by December 31.
How Much You Could Save
For a typical Manitoba home, the combined credits work like this:
Say your school taxes total $1,900 for 2026. The HATC advance on your tax bill covers $1,600, leaving $300 in school taxes. When you file your income tax return, the Seniors School Tax Rebate covers up to $235 of that remaining $300, bringing your out-of-pocket school taxes down to $65.
If your school taxes are lower — under $1,835 — the two credits together can reduce your school tax bill to zero. The credits can't touch your municipal levy, but for many seniors on fixed incomes, the school tax portion is the largest component.
Eligibility for Senior-Specific Relief
The HATC has minimal requirements: Manitoba resident, at least 16 years old, owning a principal residence. No income test applies in 2026.
The Seniors School Tax Rebate adds two conditions:
- Age: You or your cohabiting spouse must be 65 or older by December 31
- Income: Your combined family net income (Line 23600 of both returns) must be below $63,500
If your spouse is 65+ but you aren't, the household still qualifies. The income threshold counts only the property owners and their spouse — an adult child living in the home doesn't affect eligibility.

How to Claim
The HATC usually appears automatically on your property tax bill as an advance. If it's missing — common for new purchases, title changes, or supplementary bills — you can either submit a principal residence self-declaration to your municipality before the spring cutoff, or claim the full credit on Form MB479 when filing your income tax return.
The Seniors School Tax Rebate is claimed exclusively on Form MB479 with your annual income tax return. There's no municipal route for this one. Even if your HATC advance appeared on your tax bill, you still need to file a return to collect the SSTR.
This is why filing a tax return matters even if you owe nothing in tax. The SSTR is a refundable credit — the CRA sends you the money regardless of your tax liability.
What About Renters?
Seniors who rent rather than own can claim the Renters Affordability Tax Credit (RATC) instead. For 2026, the RATC provides up to $625 with an additional senior top-up of $357 for qualifying senior renters, for a potential total of $982. This is also claimed on Form MB479.
If a senior couple separates and one moves to a personal care home while the other stays in the family home, the homeowner claims the HATC and SSTR, while the partner in care can claim the RATC for their occupancy costs.
Don't Leave Credits on the Table
The most common mistake is simply not filing a tax return. Statistics from the CRA show that millions of Canadians eligible for refundable credits don't claim them. For Manitoba seniors, that can mean leaving $1,835 or more unclaimed every year.
If past years were missed, retroactive claims are generally possible for up to three tax years through a T1-ADJ adjustment or CRA My Account. A 2025 retroactive claim uses the $1,500 HATC cap; 2024 uses the old $350 EPTC.
The Manitoba property tax credits guide walks through every credit, deadline, and form — including worksheets for retroactive recovery and a document-gathering checklist designed for family helpers organising a parent's tax records.
