Manitoba Property Tax Credit Amounts 2026 — Every Credit in One Place
2026 Credit Amounts at a Glance
Manitoba runs several property tax credit programs simultaneously, and the amounts change year to year. Here's every provincial property tax credit available in 2026, what it's worth, and who qualifies.
Homeowners Affordability Tax Credit (HATC): up to $1,600 against school taxes on your principal residence. This is the big one — it replaced the old $350 Education Property Tax Credit starting in 2025. Most homeowners see it applied automatically on their municipal tax bill.
Seniors School Tax Rebate (SSTR): up to $235 for homeowners (or their spouse) aged 65+ with family net income under $63,500. This covers school taxes that remain after the HATC. Claimed on Form MB479 — it's not automatic.
Renters Affordability Tax Credit (RATC): up to $625 for qualifying renters, plus a $357 seniors top-up for those 65 and older. Claimed on Form MB479. The income test phases out the credit as net income rises.
Farmland School Tax Rebate: 50% of school taxes on agricultural land, applied directly to the municipal tax bill. Administered through the Manitoba Agricultural Services Corporation.
How the Numbers Changed From 2025
The HATC jumped from $1,500 in 2025 to $1,600 in 2026. That $100 increase translates directly to $100 less school tax on your bill — there's no income test or phase-out to erode it (yet).
The SSTR stayed flat at $235. It's been $235 since the program began and hasn't been indexed.
The RATC increased from $575 to $625, and the seniors top-up rose from $328 to $357. Renters over 65 can now recover up to $982 through their tax return, up from $903 in 2025.
What's Coming in 2027
Bill 53 raised the HATC to $1,700 for 2027 but introduced a significant change: a phase-out for high-value properties. If your home's assessed value exceeds $1,000,000, the credit starts shrinking. At $1,500,000 or above, it reaches zero.
The reduction formula: multiply $1,700 by the ratio of your excess assessment (above $1M) over $500,000. A home assessed at $1,250,000 loses $850 of the credit, keeping $850. This matters because 2027 is also a reassessment year — properties will be revalued based on April 1, 2025 market values.
The RATC rises to $675 for 2027, with an adjusted seniors top-up.

How the Credits Stack
For a senior homeowner in 2026, the credits layer:
- HATC wipes out up to $1,600 of school taxes on the bill
- SSTR covers up to $235 of whatever school tax remains after the HATC
- If total school taxes are $1,835 or less, a qualifying senior pays zero school tax
For a Winnipeg home with $2,680 in school taxes (typical for a property assessed around $355,000), the HATC removes $1,600, leaving $1,080. A qualifying senior then claims $235 via the SSTR, bringing the out-of-pocket school tax down to $845.
For lower-value properties where school taxes are under $1,600, the HATC covers everything. The unused portion doesn't roll over to reduce municipal taxes — it's school-tax-only.
Don't Leave the SSTR on the Table
The HATC appears automatically on most tax bills. The SSTR does not. It only comes through your personal income tax return on Form MB479. Many seniors who see the HATC advance on their bill assume they're getting everything they're entitled to — and they miss the extra $235.
To claim the SSTR, you must file your T1 return with Form MB479, even if you have no taxable income. Non-filers forfeit the rebate entirely.
The Manitoba property tax credits guide includes worksheets that calculate your exact entitlement for 2026 across all three programs — HATC, SSTR, and RATC — and walks through the Form MB479 line by line.
