Manitoba Farmland School Tax Rebate — How the 50% Rebate Works
The Farmland Rebate Survived
When Manitoba eliminated the 50% residential school tax rebate and the Education Property Tax Credit for homeowners in 2025, the farmland school tax rebate stayed. Agricultural properties continue to receive a direct 50% reduction on school taxes through a separate program.
How It Works
The farmland school tax rebate applies automatically to municipal property tax statements for qualifying agricultural land. Unlike the residential HATC, there's no self-declaration form and no income test. The rebate reduces the school division levy and education support levy on your farm property tax notice by 50%.
The program is administered through the Manitoba Agricultural Services Corporation (MASC) in coordination with local municipalities. The municipality applies the reduction directly to your bill.
Who Qualifies
The rebate covers land classified as farmland under The Municipal Assessment Act. This means land actively used for agriculture — cropland, pasture, and agricultural buildings. The classification is based on the provincial assessment, not on what you grow or how much revenue the farm generates.
Mixed-use properties need attention. If your farm has a residential dwelling on the same title, the residential portion receives the HATC (up to $1,600 for 2026) against its school taxes, while the farmland portion gets the 50% rebate. They're separate programs applied to separate assessment classes.

Farmland With a Senior Homeowner
If you're 65 or older, your family net income is under the $63,500 limit, and you own a farm with a principal residence on it, you can stack credits:
- The HATC (up to $1,600) applies to the residential portion's school taxes.
- The 50% farmland school tax rebate applies to the agricultural portion.
- The Seniors School Tax Rebate (up to $235) covers any remaining residential school tax after the HATC, claimed on your income tax return.
These are separate line items on your bill and your tax return — they don't conflict.
What Changed in 2025 and Beyond
Commercial properties lost all school tax credits in the transition. Farmland kept its rebate. The rationale is agricultural policy: school taxes on farmland were seen as a burden on rural communities, and the rebate predates the HATC restructuring.
For the 2027 reassessment cycle, updated land valuations may shift the dollar amount of your school tax levy even though the rebate percentage stays at 50%. Watch for your assessment notice and verify that the rebate appears correctly on the subsequent tax bill.
