Lambeth Council Tax Bands and Rates Explained
What Determines Your Council Tax Bill
Every residential property in England sits in a valuation band from A (lowest value) to H (highest). The Valuation Office Agency (VOA) assigned these bands based on what each property would have sold for on 1 April 1991. Your council tax bill is your band's charge multiplied by Lambeth Council's annual rate — which is set each year by the council when it approves its budget.
Lambeth's rates are notably higher than some neighbouring boroughs. Residents who relocate from Wandsworth, which has historically had some of the lowest council tax in London, often experience genuine bill shock. One Reddit commenter summed up what many Lambeth newcomers feel: Lambeth charges roughly double what Wandsworth does. The difference comes down to each council's spending decisions, reserves, and funding from central government — not from property values being different.
How Bands Work in Practice
Each band pays a fixed proportion of the Band D rate. Band A pays two-thirds of the Band D amount; Band H pays twice the Band D amount. Here's the structure:
- Band A — 6/9 of Band D
- Band B — 7/9 of Band D
- Band C — 8/9 of Band D
- Band D — the reference rate
- Band E — 11/9 of Band D
- Band F — 13/9 of Band D
- Band G — 15/9 of Band D
- Band H — 18/9 (2×) of Band D
Lambeth publishes its exact Band D charge each April. Your annual bill notice shows your band, any discounts applied, and the total due.
Why Your Band Might Be Wrong
The VOA based its valuations on 1991 property prices. Extensions, conversions, and area changes since then aren't reflected unless someone triggers a review. You can check your band for free on the VOA website (gov.uk/council-tax-bands) and compare it against similar properties on your street.
If your band looks too high, you can challenge it directly with the VOA at no cost. The official review process is free — there's no need to pay a commercial band-challenge agency. Be aware that a review can result in your band going up as well as down, and a band reduction can trigger a review of neighbouring properties too.

Discounts That Reduce What You Pay
Before council tax reduction enters the picture, several statutory discounts can lower your bill:
- Single Person Discount — 25% off if only one adult lives in the property
- Student exemption — a full exemption if everyone in the household is a full-time student
- Severe Mental Impairment discount — the person is disregarded for council tax purposes, which can trigger a 25% or 100% discount depending on household composition
- Empty property discounts — vary by how long the property has been empty and why
These discounts are applied before any Council Tax Reduction is calculated. That matters because Lambeth's working-age CTR scheme assesses your net weekly liability after statutory discounts, not your gross bill.
When High Rates Make Council Tax Reduction More Valuable
Lambeth's higher rates mean that percentage-based reductions translate into larger pound amounts. A 73.5% reduction (the maximum under Lambeth's working-age banded scheme for households with zero net earned income) saves more in Lambeth than the same percentage would in a lower-rate borough.
If your bill feels unaffordable and you're on a low income, Universal Credit, or benefits, check whether you qualify for Council Tax Reduction. The Lambeth Council Tax Reduction guide walks through the income bands, the application, and the evidence you'll need.
