How Much Is the NT Rates Concession? The $200 Cap Explained
The $200 Cap
The NT Concession Scheme council rates concession covers 62.5% of your annual general property rates, but it is capped at $200 per household per financial year. In most cases, 62.5% of your rates bill comes to well over $200, so the cap is what you actually receive.
For example, if your general rates are $800, then 62.5% is $500 — but you get $200. If your rates are $300, then 62.5% is $187.50 — you get $187.50 because it falls under the cap. The cap only limits the concession; the 62.5% calculation only matters when your rates are low enough that the percentage amount is less than $200.
The $200 cap applies per household, not per person. Two eligible pensioners sharing a home still receive only one $200 concession on their property.
What the Rates Concession Covers
The concession applies to general property rates — the main charge on your council rate notice calculated using your property's Unimproved Capital Value (UCV) multiplied by the council's declared rate-in-the-dollar. It also covers differential rates and minimum rates. If your bill includes a special levy, check with the NTCRU whether that charge qualifies.
It does not cover waste management charges (those have their own separate garbage concession) or water and sewerage charges (billed separately through Power and Water Corporation).
The Garbage Concession Is Additional
On top of the $200 rates cap, you receive a garbage concession that varies by council area — from $10.37 in Mataranka to $150 in Wagait Shire. For Darwin, it is $46.25. For Alice Springs, $52. These are fixed dollar amounts, not percentage-based.
Your total annual property concession is the rates credit (up to $200) plus your area's garbage credit. For most urban NT ratepayers, that falls between $245 and $252 per year.

Why the Cap Feels Low
At $200, the rates concession covers a fraction of the typical NT rate bill. A Darwin homeowner paying $1,600 in rates gets the same $200 as someone in a regional area paying $500. The cap has not been indexed — it has stayed at $200 per household for some time. The cap is set under the Territory scheme, while local hardship relief is separate and discretionary.
If $200 does not make enough of a dent in your bill, the next step is your council's financial hardship policy. Available options depend on the council; documented policies include payment plans, interest waivers, rate deferrals, and in some cases rate waivers for owner-occupiers experiencing financial difficulty. You apply to your council directly, but only after the NTCS concession has been applied.
Total NTCS Savings Beyond Rates
Council rates are just one part of the NT Concession Scheme. Eligible members also receive electricity concessions (up to $1,200 per year), water concessions (up to $800), sewerage concessions (up to $486.12), and motor vehicle registration concessions ($154). The total NTCS package can reach over $2,800 per year depending on usage.
