Southwark Council Tax Bands 2026: How to Check Your Band and Challenge It
How to Check Your Band
Your Council Tax band appears on your annual Demand Notice from Southwark Council — the bill that arrives each March or April. You can also check it online through the Valuation Office Agency's (VOA) website. Enter your postcode and find your property on the list. Every domestic property in England is assigned a band from A (lowest) to H (highest) based on its estimated value as at 1 April 1991.
The VOA maintains the valuation list, not Southwark Council. The council collects the tax based on the band the VOA assigns.
Why Your Band Matters for CTR
Your Council Tax band directly determines your eligible liability — the starting figure that Council Tax Reduction is calculated against. A higher band means a higher annual charge, which means a higher maximum CTR award in cash terms but also a higher residual payment if you don't get full relief.
If your property is in the wrong band — too high — you're paying more than you should even with CTR applied. Getting the band corrected reduces both your gross liability and your out-of-pocket cost after CTR.
How to Challenge Your Band
You challenge your band through the VOA, not through Southwark Council. The process is free — you don't need to pay anyone to do it. The official route:
- Check your band on the VOA website and compare it with similar properties in your street or area. If neighbours in identical properties are in a lower band, that's a signal worth investigating.
- Submit a challenge through the VOA's online portal. You'll need to explain why you believe the band is wrong — typically because comparable properties are banded lower, or because the property's characteristics have changed.
- The VOA reviews the evidence. They may inspect the property or rely on existing records. The process can take several months.
Be aware that the VOA can increase your band if it finds your property has been under-valued. A challenge isn't risk-free.

The Disabled Band Reduction
Separately from challenging your band, you may qualify for a disabled band reduction if your home has been adapted for a disabled person's needs — additional floor space for a wheelchair, an extra bathroom, or a room used mainly by the disabled person. This drops your property's effective band by one tier (Band D is charged at Band C rates) and is applied by the council, not the VOA.
The disabled band reduction and Council Tax Reduction stack. Get the band reduction in place first, and your CTR is calculated on the lower charge.
What to Do Next
If you think your band is wrong, check the VOA list and compare with your neighbours before starting a formal challenge. If you're in the right band but struggling with the bill, apply for Council Tax Reduction — the means test can reduce your liability regardless of which band you're in.
The Southwark Council Tax Reduction guide covers the full means test and how discounts like the disabled band reduction interact with your CTR award.
