Alberta Seniors Property Tax Deferral Eligibility
Before you spend time gathering documents and filling out Form SCS0010, you need to know whether the Seniors Property Tax Deferral Program will accept your application. The eligibility rules are clear-cut, but the details around joint ownership and younger spouses trip people up.
The Core Requirements
To qualify for Alberta's SPTDP, every applicant must satisfy all of the following:
- Age: At least one registered owner on the land title must be 65 years of age or older
- Citizenship: Canadian citizen or permanent resident
- Residency: Alberta resident for at least three consecutive months before applying
- Primary residence: The property must be the home where you ordinarily live — no vacation properties, homes rented out in full, or commercial real estate
- Insurance: Active home insurance covering full replacement value
- Equity: At least 25% equity in the home after all registered financial charges
There is no income test. Whether your household earns $20,000 or $200,000 a year, income alone will never disqualify you.
Joint Ownership and Spouse Rules
This is where most confusion lives. If two people are on the land title — say a married couple — only one needs to be 65. A 62-year-old married to a 67-year-old qualifies the property through the older spouse.
However, every registered owner on the land title must sign the application form. You cannot submit with just the senior's signature if both names are on the title. This includes adult interdependent partners, not only legally married spouses.
If a co-owner refuses to sign, the application stalls. There is no workaround short of changing the title registration, which involves its own legal process.
What Kinds of Homes Qualify
| Property type | Eligible? | Conditions |
|---|---|---|
| Fee simple residential | Yes | Standard ownership |
| Residential condominium | Yes | Must have registered title |
| Leasehold title | Yes | Title must be at Land Titles Office |
| Mobile home on owned land | Yes | Must own both structure and land |
| Mobile home on leased pad | No | Pad rental parks are excluded |
| Farmland | Partial | Residential portion only |
| Mixed commercial/residential | Partial | Residential portion only |
| Co-operative housing | No | Shares without individual title don't qualify |
Renting out a basement suite does not disqualify you, as long as you still live in the home as your primary residence.

What About Continuing Care?
If you move into a continuing care facility or supportive living, the loan balance does not automatically come due — as long as the property stays in your name and is not sold or transferred. But future tax year advances stop because the home is no longer your primary residence. The existing balance continues to accrue interest until it's repaid.
Common Eligibility Misconceptions
"My mortgage disqualifies me." Not true. An existing mortgage is fine as long as your total registered encumbrances stay below 75% of assessed value. Run the equity calculation before assuming you're out.
"I need to earn below a certain amount." There is no income ceiling on this program. It is equity-based, not income-based. Don't confuse it with municipal grants like Strathcona County's $250 rebate, which do have income limits.
"I'm 63 but my partner is 68 — I can't apply." You can. Your 68-year-old partner's age satisfies the requirement. Both of you sign the form, and the property qualifies.
Next Step
If you meet the criteria above, the practical question becomes whether you have enough equity. Our Alberta Seniors Property Tax Deferral guide includes a 25% equity verification worksheet that walks you through the calculation before you apply.
